The drip is under the skylight.
The leak is around it.

A skylight sits on a curb, a short box that raises it above the roof. A strip of roofing called flashing wraps up the sides of the curb, and sealant fills the gaps. Over the years they crack and pull away, and that’s where the water gets in. The technician clears off the old sealant and seals the curb again on all four sides, not just the corner above the drip.

Cracked or worn out?
A new skylight.

Sometimes the dome itself is cracked, or the skylight is simply too old to keep the water out. Then it’s replaced: the old one comes off, a new one goes on the curb, and it’s sealed all the way around. You get a price by phone before any work starts.

No surprises on the bill.

$395 covers the first 2 hours of work, for a home or a commercial building. Extra time is $125/hr, billed in half hours and always confirmed with you first.2

Everyday materials, included.

Most small repairs need only the basics: sealant, caulk, silicone, and patches. They come with every visit, so you never pay extra for a tube of caulk.

Bigger repairs, simple pricing.

Sometimes a fix needs more, like a new drain or a section of membrane. The part is billed at what it actually costs, plus 15% to cover getting it to your roof: ordering it, picking it up, and carrying it up there. The receipt comes with it.1

Net 30 for businesses.

Billing that fits the way your company already pays. One invoice, due in 30 days, with your PO number on it and the before and after photos attached, ready to file or forward.

Documented before you ask.

Every visit is documented as it happens, so you have proof of the work without having to ask for it.

Before and after photos of everything.

The skylight as the technician found it, then sealed all the way around once it’s done. They come with the invoice, ready to forward to the owner or the board.

All in one place, ready to share.

Each visit is added to your roof’s record, with photos pinned to where they were taken on the roof. Everything that’s been done stays in one spot instead of scattered across emails and folders.

Questions?
Answers.

Why is my skylight leaking?

Most often, it’s the seal around it, not the glass. The sealant has dried and cracked, or the flashing on the curb has split or pulled loose. Less often, the dome or glass itself is cracked.

Why does my skylight only leak when it rains hard?

Hard, windy rain gets pushed into small gaps that a light rain never reaches. Water can also pile up against the curb when the drains are slow, until it rises above the flashing.

Is it a leak or condensation?

If it only drips when it rains, it’s a leak. If it drips on cold, dry days, it’s likely condensation: moisture from inside the building collecting on the cold glass. That’s an indoor air problem, not one a roof repair fixes.

Do I need to replace a leaking skylight?

Usually not. Most skylight leaks stop once the curb, flashing, and sealant around it are repaired. If the dome is cracked or the skylight is worn out, it can be replaced, and you get a price by phone before any work starts.

Can I just caulk around the skylight?

Caulk over old, cracked sealant can hold for a while, then the leak comes back. The lasting fix is clearing the old sealant off and sealing the curb and flashing again, all the way around.

How much does skylight leak repair cost?

$395 covers 2 hours of work, with sealant and caulk included. Extra time is $125/hr, billed in half hours and always confirmed first. A new skylight is priced by phone before any work, with materials at cost + 15%.

Can someone come before the next rain?

Yes. Choose Within 6 hours when you book, and a technician is on your roof within 6 hours, day or night, weekends included. It’s $250 more.

Do you fix skylights on commercial roofs?

Yes. Homes and commercial buildings are the same price, and businesses can pay on Net 30.
