AC Unit Leak
AC unit leaking?
It stops here.
A technician finds where the rain gets in around your rooftop unit and seals it. Book in a few minutes and get a call within 2 hours.
From $395, sealant included.1
Roof leak or AC drip?
Here’s how to tell.
If it drips when it rains, the water is most likely getting in around the unit, and that’s what the technician fixes. If it drips on dry days while the AC runs, it’s most likely a clogged condensate line, the small pipe that carries off the water the AC pulls out of the air. That one’s for your HVAC company.

Sealed where the unit
meets the roof.
A rooftop unit sits on a curb, a raised frame built over a hole in the roof. A strip of roofing called flashing wraps up the curb’s sides, cut open wherever a gas or power line goes in. Over the years its corners, seams, and cuts pull apart, and that’s where the rain gets in. The technician seals the curb on all four sides, and around every line that goes through it.

Cleared around the unit, too.
A unit sits in the water’s way, so leaves and needles pile up against it and over the drains nearby, and the rain backs up against the curb. The technician clears the debris off the roof and opens the drains, so the water runs away from the unit.
No surprises on the bill.
$395 covers the first 2 hours of work, for a home or a commercial building. Extra time is $125/hr, billed in half hours and always confirmed with you first.2

Everyday materials, included.
Most small repairs need only the basics: sealant, caulk, silicone, and patches. They come with every visit, so you never pay extra for a tube of caulk.

Bigger repairs, simple pricing.
Sometimes a fix needs more, like a new drain or a section of membrane. The part is billed at what it actually costs, plus 15% to cover getting it to your roof: ordering it, picking it up, and carrying it up there. The receipt comes with it.1
Net 30 for businesses.
Billing that fits the way your company already pays. One invoice, due in 30 days, with your PO number on it and the before and after photos attached, ready to file or forward.
Documented before you ask.
Every visit is documented as it happens, so you have proof of the work without having to ask for it.

Before and after photos of everything.
The roof around the unit as the technician found it, then every seam and line sealed once it’s done. They come with the invoice, ready to forward to the owner or the board.
All in one place, ready to share.
Each visit is added to your roof’s record, with photos pinned to where they were taken on the roof. Everything that’s been done stays in one spot instead of scattered across emails and folders.

Questions?
Answers.
Why is my roof leaking around the AC unit?
Most often, the flashing on the curb the unit sits on has opened up: at a corner, along the bottom seam, or where a gas or power line goes through it. Leaves and needles piled against the unit can also hold rain against those seams.
Is the leak coming from the roof or the AC unit?
Watch when it drips. If it only leaks when it rains, it’s most likely the roof around the unit. If it leaks on dry, warm days while the AC runs, or stops when the unit is off, it’s most likely the unit.
Learn moreWhy is water dripping from my AC vent in the ceiling?
Water from a ceiling vent or grille is usually inside the ductwork, so start with your HVAC company. If it only happens in the rain and they find the unit closed up and draining, have the roof around its curb checked.
Can a clogged condensate line cause a ceiling leak?
Yes. The condensate line carries off the water the AC pulls out of the air. When it clogs, that water backs up and can drip into the building, usually on warm days with the cooling on. That’s a fix for your HVAC company.
Can the leak be fixed without removing the unit?
Usually, yes. Most leaks around a unit are in the flashing on its curb and the openings around its lines, and those are sealed with the unit in place. If water has been getting in long enough to rot the roof deck around it, that’s a bigger repair, talked through by phone first.
How much does it cost to fix a roof leak around an AC unit?
$395 covers 2 hours of work, with sealant included. Extra time is $125/hr, billed in half hours and always confirmed first. Bigger repairs are priced by phone before any work, with materials at cost + 15%.
Can someone come before the next rain?
Yes. Choose Within 6 hours when you book, and a technician is on your roof within 6 hours, day or night, weekends included. It’s $250 more.
Do you fix leaks around rooftop units on commercial roofs?
Yes. Commercial rooftop units (RTUs) and home AC units are the same price, and businesses can pay on Net 30.
