What does a flat roof inspection in Tacoma Washington include?

A flat roof inspection should tell you what condition your roof is in, what needs attention, and what can wait. The inspection carries no charge, and there is no obligation to purchase repairs. It typically takes 30 minutes to an hour, and you can be completely off-site once access is arranged.
Before the visit: arranging roof access
A roofing specialist calls you the same business day you submit your booking to arrange the visit and confirm how to access the roof. Requests submitted after business hours receive a call the next business day.
You can tell us how to reach a roof hatch, arrange access through a tenant, or explain any other entry requirements. Most customers do not need to accompany the inspector or be at the property. If we need someone present—for example, to provide access to an interior leak—we’ll discuss that during the call.
The inspection allows normal business operations to continue. Light rain usually does not prevent the visit; heavier rain may require rescheduling.
What we check on the roof
Even if you call about one leak, we check and document the whole roof. That gives you a picture of its overall condition, including problems beyond the area that first caught your attention.
The inspection covers:
- Roofing material: its visible condition, worn areas, damage, and signs of deterioration.
- Seams and previous repairs: how connections and patches are holding up, including whether previous repair materials suit the existing roof.
- Penetrations: details around pipes, vents, and equipment where they pass through the roof.
- Edges and transitions: connections at roof edges, walls, curbs, and changes in the roof.
- Drainage: drains, scuppers, and conditions affecting how water leaves the roof.
We photograph these conditions and include the photos in your Roof Report.

When a leak is involved, we also investigate the relationship between the interior symptom and what is happening above it. The place where water appears inside is not necessarily the place where it enters. A wall connection, window, or penetration may need attention even when the nearby roofing membrane is in good condition.

Your Roof Report: photographs, findings, and recommendations
Your Roof Report lets you review the inspection without climbing onto the roof.
It includes an overall condition assessment, recommended actions and timelines, and photographs of the roof’s individual features. Items needing attention are flagged so you can find them easily.
That distinction matters when you are planning work. A repair recommended soon and a longer-term improvement should not look like the same immediate expense.

The proposal amount belongs to that example property; it is not a standard inspection or repair price.
When additional testing is needed
The standard inspection does not include asbestos testing or other specialized testing. We will not cut into your roof without discussing it with you first. If the findings suggest further investigation, we explain the next step and arrange it separately.
Asbestos surveys can be relevant before repairs or replacement disturb certain roofing materials, including built-up roofing, rolled roofing, and underlayment. This can apply to homes as well as commercial buildings; building age alone does not establish whether materials contain asbestos or whether a survey is needed.
